A 203-acre tree farm in Astatula is being transformed into a new luxury estate home community called Astatula Reserve. Hanover Land Company is under contract to purchase the property, currently owned by Treemendous Quality Growers, and plans to begin development in the second half of 2026.
Located on County Road 561, approximately one mile south of downtown Astatula, the site is adjacent to Mack Concrete, which is also expanding its facilities with a new 156,000-square-foot building.
Community Details and Vision
Bravo Engineering, LLC, has designed Astatula Reserve to feature 241 spacious estate home lots, each measuring at least 100 by 220 feet. Ben Snyder, Vice President of Land Acquisition and Development at Hanover Land Company, emphasized the need for such large lots in the current market.
“We think there’s a need for true estate size lots,” Snyder stated. “This is a higher-end, larger home community with lots of flexibility on building pads and accessory dwellings and all sorts of things you can do on a large lot.”
Hanover expects to deliver developed lots in the second half of 2027. While a builder has not yet been selected, this deal marks Hanover’s largest lot acquisition to date.
Prime Location and Surrounding Growth
Snyder expressed considerable enthusiasm for the location, highlighting its central accessibility and proximity to growing areas.
“We love the proximity to all the new services coming in Minneola around that interchange,” he explained. “And also the easy accessibility to downtown Mount Dora and the other towns around there. We think it’s really centrally located to lots of wonderful services amenities — dining, shopping. There’s nothing like this available anywhere close.”
Indeed, Minneola is experiencing significant growth. Recently, Crooked Can broke ground on a new brewery and food hall within the 1,883-acre master-planned community of Hills of Minneola. Additionally, plans for two large retail stores, speculated to be a Walmart Supercenter and Sam’s Club, are underway at the 74-acre Minneola Marketplace within Hills of Minneola.
