Reader Communities has selected Toll Brothers as the exclusive builder for Lake Hills, a new 560-lot active adult community in Howey-in-the-Hills, Lake County. This development, situated on 220 acres along Lake Harris and adjacent to Mission Resort + Club, marks Toll Brothers’ largest Orlando-area community and its first active adult offering in the region.
Reader Communities acquired the land for $14 million and plans to begin development this spring, with initial home sales expected in late 2026. The gated community, named Regency at Lake Hills, will feature a mix of single-family homes and paired villas, with lakefront amenities including a community dock and potential for private docks on select lots.
Jeff Reader, managing partner of Reader Communities, cited Toll Brothers’ established reputation and prior successful collaborations as key factors in their selection. “Lake Hills represents our vision of delivering best-in-class active adult living in one of Florida’s most scenic waterfront settings,” he stated.
Regency at Lake Hills will be conveniently located near a future shopping center anchored by a 50,800-square-foot Publix supermarket. Toll Brothers’ Regency brand, known for its luxury active adult communities, offers homes ranging from 1,602 to over 2,596 square feet, with pricing varying by location. In Florida, existing Regency communities include those in Hillsborough County, Punta Gorda, and Palm Beach Gardens.
The Lake Hills development will proceed in five phases, featuring two gated entrances, a resort-style pool, and a clubhouse within a lakefront park. A 22-acre parcel within the community is designated for a future public school, acquired by Lake County Schools in 2022.
Lake Hills joins other active adult communities under development on Lake Harris, including Kolter Homes’ Cresswind at Lake Harris and GPK Holdings’ Falls at Drakes Point.
