
Taylor Morrison has initiated the development of Hazel Park, a new residential subdivision encompassing 115 acres in Groveland. This community, also known as the Libby Road Subdivision, is slated to include 217 single-family homes situated just south of the Groveland Square mixed-use development by Green Slate Land and Development.
The developer has submitted an environmental resource permit application to the St. John’s River Water Management District and is currently navigating the preliminary plat approval process with the city of Groveland. Given that the land is already zoned for single-family residential use, Taylor Morrison will undergo a streamlined zoning process, requiring only site plan approval from Groveland’s Planning and Zoning Board and City Council, as all necessary entitlements are already in place.
Located off the U.S. 27 corridor on Libby Road in Groveland, the Hazel Park subdivision, planned for 114 acres, will offer two distinct lot sizes for its homes: 84 lots measuring 70 feet by 130 feet, and 133 lots sized at 60 feet by 150 feet. The proposed density for the development is 2.09 dwelling units per acre, with a maximum building height of 40 feet.
According to site plans prepared by Kimley-Horn, the community will feature a more than 3,000-square-foot clubhouse located on the property north of No. 3 Libby Road and west of Clerbrook Golf and RV. The preliminary plat filed by the homebuilder outlines the 217 lots and also reserves approximately 7 acres on Libby No. 3 Road for future development.
Significantly, the plans for Hazel Park include the preservation of two notable wetland areas, one exceeding three acres and another spanning 7.77 acres. Additionally, the site plans designate a three-acre lot for recreation and amenities, incorporating a 1/3-acre dog park and a separate 1/3-acre pocket park.
City officials have confirmed that the project is currently in the preliminary plat stage, and no applications related to Hazel Park are yet scheduled for review by any city boards. Representatives from Taylor Morrison have declined to provide further details about the project at this early stage of development.
