With The Kelson Apartments currently rising in Lake Nona, master developer Tavistock is turning its attention to its next multifamily project — a major addition to the new Laureate Park Village Center.
Co-developer WeldenField has submitted a preliminary plat for Luminary Square, a mixed-use development located southeast of Luminary Boulevard and Centerline Boulevard. Plans call for 322 apartments, paired with 6,560 square feet of ground-floor retail and 19,502 square feet of dining space. The food offerings will include both fast-casual and “fine casual” concepts, according to plans by Langan.
Luminary Square will span one of four city blocks within the Village Center and feature a public Village Green for year-round community events. A five-story parking garage will serve residents and visitors. Designed by LRK with landscaping by Garrison/Jones, the development will offer:
-
18 studios
-
137 one-bedroom units
-
141 two-bedroom units
-
26 three-bedroom units
The largest apartment building will be four stories tall and include two landscaped courtyards with a pool and outdoor amenities. Mixed-use buildings will range from four to six stories.
The site is already cleared and graded, and construction permits are under review for extensions of Centerline and Luminary boulevards, plus a new interior road, Hartline Road. Along Hartline, surface and on-street parking will serve restaurants and can be closed for private events. A screening wall — stucco piers with horizontal wood slats — will shield residences from headlights.
Luminary Square’s location places it just blocks from new elementary and middle schools and a 14-acre city park featuring playgrounds, picnic shelters, and basketball and pickleball courts.
This marks the sixth joint apartment project for Tavistock and WeldenField. Their partnership began with Water Mark Apartments in 2013, Lake Nona’s first multifamily community. More recently, they delivered the award-winning Lake Nona Concorde, which helped earn Tavistock “Developer of the Year” from NAIOP in 2024.
The pair is also developing The Kelson, a 342-unit community with a rare feature for Lake Nona — two-story, loft-style apartments. Designed by FK Architecture, The Kelson required a county height waiver to allow four-story buildings incorporating loft units. These layouts offer flexible space for offices, entertainment, or play.
