Sun Terra Communities recently acquired 304 acres of land along Clermont’s Wellness Way corridor for $33 million. The property, known as the Cicone property, will be developed into a mixed-use community called Parkside Trails. Pulte Homes will be responsible for building the community, which will include 948 homes and townhomes, as well as up to 75,000 square feet of commercial space.
Horizontal development is expected to begin this month, with models going up in the summer of 2024 and sales beginning in the fall. Pulte will also be responsible for building Segment C of Wellness Way Boulevard as a four-lane divided roadway from Five Mile Road to the Orange County line.
The neighborhood will consist of townhomes and detached homes on 34-, 50- and 60-foot lots. The first phase of development will include approximately 250 lots, along with the main infrastructure and amenities. The amenities will include a pool and cabana, sports courts, a tot lot, and an extensive trail network.
Wellness Way is a mixed-use area with flexible land uses that allow for employment, residential, institutional, agricultural, and wellness/green space. It is considered an area with significant economic development potential. The master plan calls for interconnected roadways, trails, and other transportation measures that will make it a pedestrian-friendly hub and cut down on the number of daily vehicle trips outside of the area.
Parkside Trails is just one of several new developments that are underway in the Wellness Way corridor. Other notable projects include Olympus, a 243-acre master-planned community combining sports, wellness, entertainment, and residential development, and Wellness Ridge, a 1,850-home development from Lennar Homes.
These developments are expected to create thousands of jobs and generate billions of dollars in local economic impact. They are also expected to help to make Wellness Way a vibrant and pedestrian-friendly community.
