Progress continues for Pulte’s Ondich North in Apopka

Ashley Pun Winter Garden Fl Featured Image

Pulte Homes is accelerating its “Ondich North” project, a 197-acre residential development strategically positioned as a gateway between Apopka’s rural outskirts and its booming Kelly Park Interchange (KPI) district. To ensure a smooth transition, the developer has committed to a “one-to-one” density of one unit per acre, featuring homes on 75-foot-wide lots with prices expected to reflect a higher-end community. A standout feature of the approved plan is the preservation of nearly 80 acres of trees and the inclusion of four miles of nature trails, complementing a 2.35-acre amenity hub that includes a resort-style pool and cabana.

The project is a key piece of the massive growth puzzle in Northwest Orange County, situated directly adjacent to the 630-unit Crossroads at Kelly Park and the 215-acre Wyld Oaks master-planned community, the latter of which recently completed its horizontal infrastructure and will soon break ground on 700 multi-family units and an AdventHealth ER. As part of this expansion, Pulte is also participating in the $15 million Kelly Park Road widening project, designed to handle the influx of traffic from Ondich North and nearby developments. The Apopka City Council, which previously approved the zoning change in a 4-1 vote, is set for a final public hearing on April 1 at 1:30 p.m.

Quick Facts: Ondich North Development

  • Total Acreage: ~197 Acres

  • Open Space: 62% (including 79 acres of tree preservation)

  • Density: 1 unit per acre (197 total single-family homes)

  • Connectivity: 4 miles of internal trails; direct access to SR 429/453

  • Community Vibe: Gated, higher-end “rural transition” community
