Next step for Hills of Minneola

The town of Minneola has approved a conceptual site plan for a 70-acre mixed-use town center in the Hills of Minneola master-planned community. The town center will include 10 restaurants, a 90,000-square-foot retail lifestyle center, a four-story hotel, a 70,000-square-foot mixed-use office building, a gas station/convenience store, parking lots, and biking and walking trails. There will also be a 300-unit apartment complex with a playground and clubhouse.

The town center will be located northeast of the intersection of North Hancock Road and Citrus Grove Road, and southwest of Minneola’s turnpike interchange. The site is just north of a recently constructed Publix-anchored shopping center.

The town center will also be the centerpiece of the massive Hills of Minneola master-planned community, which includes about 3,200 residential lots, a future AdventHealth hospital, a school, a regional park, medical offices and an industrial park.

City Council members had a number of questions about the conceptual site plan, such as where the public restrooms would be located and whether the retail buildings could house sit-down restaurants. The developers answered their questions and pledged to work with the city to “design a center that is a benefit for the city for young families and seniors alike.”

Now that a conceptual site plan for the town center has gotten a thumbs-up from Minneola officials, the next step is for the developers to pitch the site as a destination for potential retail tenants. After that would come plats and site plans that would need city approval.

City leaders are excited about the project and believe that it has the potential to become a destination for both locals and tourists alike. With its attractive design, open gathering spaces and diverse range of offerings, the Hills of Minneola lifestyle centers will be a great place for people to relax, socialize, and enjoy the many benefits of living in a vibrant community.
