Finding a Dream Location:
Brock Nicholas, a vacation home veteran, stumbled upon a rare gem – 77 vacant acres in the heart of Orlando’s bustling I-Drive Corridor. This prime location, near the Orange County Convention Center and Universal theme parks, was perfect for his vision: a unique resort community catering to families and groups.
Standing Out from the Crowd:
Unlike other resort communities, which were becoming increasingly expensive and competitive, Nicholas envisioned a different approach. He wanted a residential-style resort offering a variety of accommodation options, from spacious vacation homes to townhouses and apartments.
Bringing the Vision to Life:
Nicholas partnered with Stephen Lobell to form Baseline Property Group. Together, they acquired the land and renamed the project Villatel Orlando Resort. They also envisioned a central amenity complex, featuring a massive water and sports park, a clubhouse, and Top Golf Swing Suites, exceeding anything Nicholas had built before.
Theming and Innovation:
Baseline took the concept further by creating Immersive Scenic Studios, a subsidiary dedicated to designing and producing unique theming and furniture specifically for their resorts. This included hand-painted murals, themed rooms like jungles and space, and even custom-built arcade games. This innovative approach earned Villatel Orlando a feature in Forbes magazine.
Beyond the Walls:
Immersive Scenic Studios not only serves Villatel Orlando but also designs and builds themed elements for Baseline’s properties in Colorado and Melbourne. They even have plans for another resort in Tennessee.

Using vinyl for the theming offers several advantages. It’s fast, scalable, durable, and easy to clean, making it ideal for a high-traffic environment like a vacation rental.
A New Business Model:
Nicholas recognizes the difference between selling a home once and renting it out frequently. With frequent rentals, the focus shifts to durability, easy maintenance, and longevity. By keeping these factors in mind, Baseline creates a sustainable business model.
Looking Ahead:
With a clear vision and innovative approach, Villatel Orlando Resort promises an unforgettable experience for families and groups. The resort is scheduled for completion by the third quarter of 2025, and Baseline is already looking forward to expanding their unique offerings to other locations.
