Minneola project reimagined as walkable mixed-use community

A significant transformation is underway for the long-planned Citrus Grove development in Minneola, Florida. Originally conceived as a predominantly residential project, Citrus Grove (formerly known as Founders Ridge) is now poised to become a vibrant, mixed-use community that prioritizes walkability, connectivity, and a strong sense of community.

Key Changes to the Plan:

  • Increased Density: The revised plan introduces a higher density of development, accommodating a greater number of residential units, commercial spaces, and public amenities.
  • Traditional Neighborhood Design: The project will adopt a traditional neighborhood design, emphasizing walkable streets, diverse housing options, and proximity to essential services.
  • Diverse Housing Options: A mix of housing types, including single-family homes, townhomes, condos, and mixed-use residential apartments, will cater to a wide range of residents’ needs and preferences.
  • Commercial and Civic Spaces: The development will incorporate commercial areas, a charter school, and space for civic uses like a church, fostering a self-contained community.

Benefits of the New Plan:

  • Reduced Car Dependency: By placing homes, workplaces, and amenities within walking distance, the development aims to reduce reliance on cars and promote healthier lifestyles.
  • Enhanced Community: The mixed-use design encourages social interaction and community engagement, fostering a vibrant and connected neighborhood.
  • Improved Environment: Reduced car usage and increased green spaces contribute to a more sustainable and environmentally friendly development.

Next Steps:

The Minneola City Council is currently reviewing the proposed changes to the development plan. If approved, the project will move forward with construction and development.

A Note on Public Spaces:

While the original plan included a dedicated public park, the revised plan focuses on privately owned and maintained green spaces. However, the development will still provide ample opportunities for outdoor recreation and community gathering through walking paths, green areas, and other public amenities.

As Citrus Grove evolves, it has the potential to become a model for sustainable, community-oriented development in Florida.
