A significant investment in healthcare is coming to Minneola, Florida, as a Winter Park real estate broker has purchased a 4.56-acre parcel of land for $1.3 million with plans to develop a new medical office complex. The property is strategically located near the Hills of Minneola, a rapidly expanding mixed-use community, and close to the site of the future AdventHealth hospital. The sale, which closed on February 3rd, was brokered by The Settineri Group, with Christopher Settineri and Christina Kurtz-Clark representing the sellers, four siblings of the Welton family. The buyer, Kaveh Albekord, intends to create a state-of-the-art healthcare and medical office facility, addressing the increasing demand for modern healthcare services in the region.
Christopher Settineri emphasized the strength of the Central Florida market and the growing need for accessible and patient-centered healthcare facilities. He noted that this new development will be a vital asset for the burgeoning Minneola community and surrounding areas. Conceptual plans for the site currently envision three distinct medical office buildings.
This development is occurring within a larger context of substantial growth in South Lake County. The Hills of Minneola, a sprawling 1,883-acre master-planned community, is projected to include nearly 4,000 residential units, encompassing everything from apartments and single-family homes to a Del Webb active adult community. The community will also feature an 80-bed AdventHealth hospital, a $271 million project that broke ground in 2023 and is slated to open later this year. Beyond healthcare, the Hills of Minneola will offer a diverse mix of retail and dining options, an industrial park, and even a Crooked Can Company brewery, taproom, and food hall.
Further contributing to the area’s growth, the first phase of a 170-acre industrial park within the Hills of Minneola is expected to break ground in May. Additionally, the nearby Citrus Grove community (formerly Founders Ridge) is undergoing a transformation into a walkable mixed-use development. Located on approximately 325 acres west of Florida’s Turnpike, Citrus Grove will be bisected by Citrus Grove Road and is planned to include over 1,900 residential units (single-family homes, townhomes, condos, and apartments), 458,000 square feet of commercial space, a charter school, and a church. The influx of residents and businesses into South Lake County is driving the demand for expanded healthcare services, making this new medical office complex a timely and valuable addition to the community.
