Dream Finders Homes has a deal in place to acquire the Brightleaf subdivision, a 135-lot development planned for Poe Road in Leesburg. This 49-acre purchase from Brightleaf Properties expands the Jacksonville-based builder’s presence in Lake County, where they already have communities like Bella Collina, Hills of Minneola, and Seaport Village. Dream Finders is also significantly involved in GT USA’s Panther Run community in Wellness Way.
The Leesburg City Commission gave the green light to the Poe Street subdivision project last summer, also approving the annexation of the land just outside northeast Leesburg. LevelUp Consulting’s plans for the site include 135 single-family homes, with 78 on 50-foot lots and 57 on 60-foot lots, as well as a 0.6-acre recreation area and a trail system encircling a retention pond. First Capital Property Group is representing Brightleaf Properties in this sale, with the closing anticipated in early May. According to Jesse King of First Capital Property Group, Dream Finders intends to start construction immediately after the deal closes. The purchase price has not yet been disclosed to the public.

Another Brightleaf community approved last summer is also progressing. This townhome subdivision is planned for a 38-acre site along County Road 48, near County Road 470 and the Florida Turnpike. GAI consultants’ plans for this development include 253 townhomes.
Currently, Brightleaf is considering multiple offers for this townhome property. Managing Director Sean Myers told GrowthSpotter, “We’re also evaluating two joint venture proposals to build the vertical improvements as either a build-to-rent community or as 50% BTR and 50% for-sale housing.” He added that the location is generating significant interest due to its proximity to The Villages’ new town center at CR 470 and the Turnpike.
