Lake Hills Update: From Vision to Reality in Howey-in-the-Hills

It has been two years since the first whispers of a major transformation began circulating in Howey-in-the-Hills. What started as a promising plan for the “Florida Alps” is officially moving from blueprints to bulldozers. If you’ve been following the journey of Lake Hills, you know the anticipation has been building—and we finally have the milestones to prove it.

The Anchor of Convenience: Publix is Official

One of the biggest questions over the last 24 months was the status of the rumored shopping center. We can now confirm that Publix Super Markets has finalized its investment in the community, purchasing 18 acres within the Lake Hills development for $1.96 million.

This isn’t just a grocery store; it’s a lifestyle anchor. The site plans for “Tower Square” feature:

  • A 50,800 sq. ft. flagship Publix

  • A dedicated Publix Liquors

  • Over 8,000 sq. ft. of additional retail and cafe space

  • Walkable trails connecting the residential neighborhood directly to the storefronts

A New Standard of Luxury: Toll Brothers Takes the Lead

The residential landscape has also seen a sophisticated shift. While early stages of the project involved multiple builders, the partnership between Reader Communities and Hillwood Communities has officially named Toll Brothers as the exclusive builder for the community.

Known for their high-end craftsmanship, Toll Brothers will be developing all 560 active adult homesites. By refining the site plan to a lower density across the 220-acre property, the developers are ensuring that Lake Hills maintains the quiet, natural charm that makes Howey-in-the-Hills so special.

What’s Happening Now?

If you drive by the site today, you’ll see the “bones” of the community taking shape. Infrastructure and land preparation are currently in full swing. This phase involves laying the “spine” roads and utilities that will eventually lead to the resort-style amenities and the first phase of luxury homes.

The Timeline:

  • 2025: Infrastructure and land grading.

  • 2026: Continued site development and commercial groundbreaking.

  • Late 2026: Anticipated grand opening of sales and model home tours.
