Elevation Development and Waad Capital LLC are set to reimagine a Lake County equestrian landmark into Horse Club at Tavares, a premier gated community. The project aims to transition the current De Pasquale Equestrian facility into a high-end residential enclave while honoring the site’s natural landscape.
The proposed subdivision spans 152 acres along Shirley Shores Road and Lake Rooster. Designed by engineering firm Exo Limited, the layout emphasizes low-density luxury and environmental preservation.
-
Total Residences: 198 estate homes.
-
Lot Specifications: Minimum dimensions of 100′ x 120′, with over 24 premium lots exceeding 14,000 square feet.
-
Waterfront Living: 22 homesites will feature direct lakefront access.
-
Density: 1.3 dwelling units per acre (a significant reduction from an initial 400-home proposal to align with city visions for the corridor).
Amenities
A core focus of the “Horse Club” identity is the integration of the existing environment and its history.
-
Green Space: Nearly 50% of the property is dedicated to open space, anchored by a 33-acre central park.
-
Nature First: Plans prioritize the preservation of mature pine trees and minimize wetland impacts.
-
Repurposed Heritage: Developers are exploring ways to convert existing equestrian structures into community amenities.
-
Active Lifestyle: The community will feature a private dock on Lake Rooster, a comprehensive trail network, and various pocket parks.
Strategic Vision & Market Fit
Jawaad Khanani, Vice President at Elevation Development, notes that the shift toward lower density reflects a growing demand among “move-up” buyers. By focusing on larger lots and new construction, the project fills a specific niche in the Lake County market.
“This layout caters to move-up buyers who seek larger lots, lake access, and new construction options,” Khanani stated.
Timeline
-
Status: Annexation and zoning applications (Residential Estate Planned Development) were filed with the City of Tavares in December and are currently under review.
