
A $66.9 million luxury boutique hotel is coming to the prestigious Bella Collina community in Montverde. Following a unanimous vote by the Lake County Board of County Commissioners, the project—spearheaded by The Hotel Siena Holdings LLC—has been awarded a significant property tax incentive grant.
The grant, the first of its kind in a new county program, could save the development up to $824,269 in property taxes over its first few years. To qualify for the maximum 75% discount in year one, the developers committed to a high-end amenity package, including:

Project Details: “The Mansion at Bella Collina”
Managed by The Club at Bella Collina but open to the public, the hotel (tentatively named The Mansion) will sit on four acres along County Road 455, overlooking Lake Siena.

Accommodations: 100 rooms total (70 standard guest rooms and 30 suites, including luxury, executive, and presidential tiers).

Economic Impact: Estimated creation of 148 full-time and 77 part-time jobs.

A Vision for Growth
Spencer Schar, president of The Club at Bella Collina and son of NVR founder Dwight Schar, noted that the project addresses a local shortage of luxury lodging and event spaces.
“We live here, we work here, we want to invest here,” Schar told commissioners, citing the county’s rapid population growth as a primary driver for the expansion.
The project is currently in the design phase, with construction slated to begin this fall. If milestones are met, the hotel is expected to open its doors in late 2028.
The incentive is part of a broader Lake County initiative passed last September, aiming to attract five high-quality hotels over the next decade to bolster the local hospitality industry.
