The boxes are unpacked and the furniture is arranged. Now comes the real adventure: actually running the house. At The AMP Group, we often tell our clients that buying the home is a sprint, but owning it is a marathon.

Looking back, there are always a few things homeowners wish they knew sooner. To save you the learning curve, here is the “real talk” on managing your new investment and keeping more money in your pocket.

The “Silent” Budget Items Your mortgage isn’t your only monthly expense. New owners often forget to budget for the Florida essentials: Pest Control and A/C Maintenance. In our climate, quarterly pest prevention is non-negotiable (termites are real!), and changing your air filters monthly is the single best way to extend the life of your A/C unit.

The Golden Ticket: Florida Homestead Exemption If this is your primary residence, you absolutely must file for the Homestead Exemption. This isn’t just paperwork; it’s cash. It knocks up to $50,000 off your home’s assessed value for tax purposes and caps how much your property taxes can increase annually. If you miss the deadline, you lose the savings for the entire year.

Insurance Hacks: Wind Mitigation Did you know a simple inspection could lower your insurance premium? If you have a newer roof or specific hurricane protections (like clips or straps securing your roof to the walls), a “Wind Mitigation Inspection” can prove this to your insurer and trigger mandatory discounts. It’s often worth hundreds of dollars a year in savings.

📅 The Money-Saving Critical Dates Calendar

Don’t let these dates sneak up on you!

  • January 1: The date you officially “reside” in the home for tax purposes.
  • March 1: DEADLINE for Homestead Exemption.
    • Action: File online with the Orange or Lake County Property Appraiser. Do this as soon as you close and get your deed!
  • April 15: Deadline to file for “Portability” if you moved from another Florida home (transferring your previous tax savings to the new house).
  • November 1: Property Tax bills are mailed.
    • Pro Tip: If you pay in November, you typically get a 4% discount.
