Refinances
- Construction Loans recently received Certificate of Occupancy and in lease up mode. The borrower may be behind on their business plan, loan is maturing, and the lender does not want to extend. Lenders don’t like bridge to bridge loan scenarios and clients don’t like them as they are costly.
- Maturing Loans such as Bridge that can’t qualify for traditional permanent loans as they are not fully occupied, lender won’t extend the loan, lender needs to move loans off their balance sheet, borrowers or property can’t meet DSCR or Global DSCR metrics at present but will when fully leased up / stabilized.
- Permanent Loans which have a term maturity (5,7 or 10 years) and can’t qualify for traditionally permanent loans given they are not fully occupied / lost a major tenant, lender won’t extend, lender needs to move loans off balance sheet, borrowers or property can’t meet DSCR or Global DSCR metrics at present.

- 30 Year Fixed & 30 Year Amortization i.e. no loan maturity risk anymore for the client which is a big sales point at present.
- Interest Rate – Cheaper than bridge loans.
- Prepayment Penalties – Can be bought down to as low as one year.
- 10 Year Interest Only available – Which lowers DSCR & increases loan proceeds.
- Tax Returns & No Tax Returns Options available.
- Cashout available – Up to 65% LTV No Limit. Up to 70% LTV, 10% of Loan Amount.
- Available for Investor & Owner Occupied Properties.
