Heathrow Square is poised for a significant transformation, welcoming a new Aldi store and rebranding as “The District at Heathrow.” Equinox Development, in partnership with Harbour Real Estate Partners, will demolish the former Winn-Dixie to construct a 21,200-square-foot Aldi, along with outparcels for a bank with a drive-thru (4,700 sq ft) and an 8,000-square-foot restaurant. The aging Maitland shopping center, which hasn’t seen major updates since its 1988 opening, will also receive a modern facade, new signage, and additional parking. Renderings suggest potential green spaces and outdoor seating. Equinox CEO Ryan Stahl emphasized the need for the revitalization to create a community gathering spot for Seminole County. The redeveloped center will encompass 101,392 square feet, a slight decrease from the current 109,466. JLL is handling leasing for the property, which currently includes tenants like Subway and Pure Barre. Despite eight vacancies, Stahl anticipates full occupancy post-renovation. Aldi’s expansion, fueled by its competitive pricing, follows its 2024 acquisition of Winn-Dixie. The grocery chain plans to open over 225 new stores in 2025 and convert 170 Winn-Dixie and Harveys locations by 2027.
